Living in the old town of Tel Aviv  Do you want to own an apartment in Tel Aviv? Then this is your chance. In the area around Gordon Street, Ben Yehuda Street, Allenby Street, Rothschild Boulevard and Chen Boulevard but also in the older City quarters we regularly restore and renovate buildings that were built according to the principles of the Bauhaus architecture. Our non profit foundation aims at restoring these beautiful buildings to their former splendour – buildings that were added to the Unesco World Heritage List for their architectural value. It is not our intention to keep these buildings. After the renovation is completed, the apartments in these buildings will be sold to individuals who have applied for buying them. And then we move on to the next building. The interior of the apartments, mostly 10 to 12 per building, will be fully modernized and adjusted to the demands of today. We keep lists of persons who are interested. When you apply, you will be included in the list. When we have received a sufficient number of applications, we will choose a project. Bauhaus Partner Program We intend work with partners in the so-called Bauhaus Partner Program. If you want to purchase an apartment and work with the Foundation on an entire project, this is for you. Buyer Group Or we work with a buyergroup, 10 to 12 individuals, each wishing to own their own apartment. The group purchases the entire building together and renovates under our management. We arrange financing if desired. I want an apartment NOW! Of course there is also a majority of people who would like to buy NOW! For those we have chosen to work together with some experienced brokerage firms in Tel Aviv. When we start working on a specific project we will contact the persons on our list and ask them if they are interested in buying an apartment in a given building and street. If you are not interested, your name will remain on the list – maybe you will have better luck next time.

Complete supervision and organization If you wish, our organization in Israel will take care of managing the apartments. For the time you will not be in Tel Aviv, you can let out your apartment on a temporary basis. Our organization can supervise this process. Our staff speaks English and is well at home in the rules and habits of the Israeli market.  Purchase prices at low level The apartments in pre 1956 Tel Aviv typically measure 50, 75 and 100 square metres and are, after renovation, fitted out with all amenities. The prices are currently (August 2006) at about 250,000, 350,000 to 450,000 US dollars (at 1.27 dollar/euro: 200,000, 275,000 to 355,000 euros). Of course, these prices depend on location, finish level and surface area. If you desire to live near the sea apartments can easily go for 8,000 to 10,000 dollar per square meter (1 sq.m. ca 11 sq.ft.).  Profit from the low dollar prices At present, the circumstances for buying real estate in Israel are favourable. During the last five years the housing market in Israel has been under pressure, and the prices have dropped. This year it seems prices are stabilizing or even rising. The Israeli shekel is linked to the US dollar and has therefore lost much of its value for Europeans as well, because the euro has grown stronger. Mostly due to these factors, these apartments used to cost twice as much, even in euros. In our opinion the principle of "buy low and sell high" currently most certainly applies to Israel with respect to "buy low". Real estate will always stand, as opposed to stocks, so you can quietly wait and see what the market will do. Financing available Banks in Israel provide a mortgage for approximately 50% to 70% of the value of the apartment. Depending on your financial position a higher amount can be financed, but for the remainder you can also arrange financing in your own country, for instance through an own housing mortgage, for which we also provide several possibilities. Of course, this will not apply to you, if you do not need any financing at all.  At all times, you can apply as an interested person. We will then contact you when one of our projects is going to start. Of course, application is without commitment.
